Three ways to prove you're good for it, without the tax-return runaround
Non-QM mortgage programs built for how business owners actually earn. Pick the one that fits, or let us match you.
Get qualified on deposits, not deductions
Lenders average 12 or 24 months of personal or business bank statements to build your qualifying income.
- 12 or 24 month statement options
- Personal or business accounts
- No tax returns used to calculate income
- Primary, second home, or investment
Contractor and commission income, simplified
Qualify using 1099 forms, ideal for independent contractors, real estate agents, consultants, and freelancers.
- Qualify straight from your 1099s
- A set expense ratio, not your full Schedule C
- Great for agents, consultants, and creators
- W-2 plus 1099 combinations welcome
A CPA-prepared P&L can be enough
Established business owners can qualify on a profit and loss statement prepared by a CPA or tax preparer.
- Qualify on a P&L, often without full returns
- A clean path for established businesses
- 12 or 24 month P&L options
- Some lenders pair it with limited statements
Buy rentals on the property's cash flow
Debt service coverage ratio loans qualify you on a rental's income, not your personal tax returns.
DSCR Loans Asset DepletionLet your liquid assets do the qualifying
Asset depletion loans turn eligible savings, investments, or retirement funds into qualifying income.
Asset-Based LoansBuying or refinancing commercial property? Offices, retail, warehouses, your own business's building, and fix and flips are handled by Matador Funding, Matador's business-purpose lending arm.
Why smart tax planning shouldn't cost you the house
Illustration: $23,000 average monthly business deposits with a typical 50% expense factor, compared with $41,000 of taxable income on the same owner's return. Your CPA lowers your taxable income; a traditional lender uses that lowered number. A bank statement lender looks at the money actually moving through your business.
You didn't do anything wrong. The old rules just don't fit you.
Self-employed borrowers get turned down all the time, usually because write-offs make a great business look like a low income on paper. Non-QM lending fixes the math by qualifying you on deposits, 1099s, or a P&L.
- Keep your deductions and your buying power
- No amending returns or add-back gymnastics to qualify
- Loan officers who speak "small business," not just W-2

Self-employed mortgage questions, answered
Can I get a mortgage if I'm self-employed?
Yes. Self-employed borrowers can qualify with traditional tax-return loans, or with non-QM programs that use bank statements, 1099s, a CPA-prepared P&L, liquid assets, or a rental's cash flow. We compare both paths on your file.
Why do business owners get turned down for mortgages?
Most banks qualify you on the taxable income after write-offs on your tax return. Smart tax planning can make a healthy business look like a low income on paper. Non-QM programs fix that by looking at deposits, 1099s, or a P&L instead.
Do I need tax returns?
Not for income on bank statement, 1099, P&L, asset-based, or DSCR programs. Those use other documents to calculate income. Some lenders may still ask you to sign a standard IRS form or show proof of self-employment.
Will checking my options hurt my credit?
No. Our prequalification form doesn't pull your credit. A full application later requires a credit report, and we'll tell you before that happens.
Why use a broker instead of my bank?
A bank can only offer its own programs. Matador Lending is an independent mortgage broker with access to 150+ wholesale lenders, including non-QM specialists. We shop your scenario and tell you plainly which option fits.
Do you offer commercial loans for business property?
Yes, through Matador Funding, Matador's business-purpose lending arm. Small Business Mortgages focuses on home loans: primary homes, second homes, and residential investment properties. For an office, warehouse, retail space, your own business's building, or a fix and flip, use our commercial loan inquiry form and we'll send your request to Matador Funding, or visit matadorfunding.com.
